Moving In
Whether you mark the moment with a celebration or simply take a long, quiet breath after the finish line, there are a few important steps to complete before you can fully call this property your own.
Final Walk-Through Inspection
The final walk-through is your last opportunity to inspect the property before closing. At this stage, all contingencies in the Purchase Agreement should be satisfied and the seller's belongings fully removed from the home. The final inspection typically takes place the day before or the morning of closing.
Closing
When you are satisfied with the final walk-through, it is time to close. You, the seller, and the closing agent will sign the settlement agreement, which details every financial transaction that has taken place throughout the process and certifies its accuracy. You will execute your loan documents and deposit the balance of your down payment and closing costs into escrow. If you are bringing funds to closing, you may do so either by certified bank check in the amount specified in the settlement statement or by arranging an electronic wire transfer to the escrow account. Once all documents are signed and funds are confirmed, the deed will be recorded at the County Recorder's office and ownership of the property will officially transfer to you.

Tips For Buying The Perfect Home

Do Not Max Out Your Budget
Being approved for a maximum loan amount does not mean you should commit every dollar of it to the purchase price. Reserve funds for closing costs, property taxes, and any repairs or updates the home may need after you move in. Buying with margin is not just smart, it is a core part of protecting the long-term value of your investment.
Get To Know The Area
Spend time in the neighborhoods you are considering. Drive through at different times of day. Evaluate proximity to schools, shopping, transit, and the things that matter most to your day-to-day life. A property is not just a structure, it is part of a community, and the community matters.
Do Not Skip the Home Inspection
A thorough home inspection is one of the most valuable steps in the entire buying process. A qualified inspector will surface issues that are not visible to the untrained eye, giving you the information you need to negotiate from a position of knowledge and make a decision you can stand behind with confidence.

Get Pre-Approved
Pre-approval from a lender signals to sellers that you are a serious, prepared buyer, not someone who is still browsing. In competitive markets, it can make the difference between winning and losing the property you want.
