We review each completed application as a whole rather than relying on a single data point, which supports Fair Housing compliance and more informed placement decisions. -
How do you handle property maintenance and repairs?
Residents submit requests through an online portal, and our team coordinates the work from start to finish with a vetted vendor network. We keep residents informed, document the process, and include vendor invoices with your monthly owner statement. Urgent issues that cannot wait are handled through our emergency contact line, while non-urgent matters are addressed during normal business hours. -
Do I have to accept housing vouchers?
State and local laws vary widely on this. In some Northern California jurisdictions, sources of income protections may apply, which means accepting housing vouchers could be required. Are you a licensed property management company?

Do I get to see the lease or sign it?
You have full visibility into your lease agreement. As your property management partner, we handle the lease execution on your behalf under the authority granted in your Property Management Agreement, but you are always welcome to review the lease terms before anything is signed. -

How and when do I get my checks?
Owner disbursements are processed on a consistent monthly schedule, typically via direct deposit, after rent has been collected and any expenses for that period have been applied. You will always have a clear accounting of what came in and what went out. -
How is rent collection handled?
We make it easy for residents to pay on time by offering online payment options alongside traditional methods. When payments are late, we follow a defined process aligned with your lease terms to address it quickly and professionally. -
How long of a lease do you sign?
Standard leases in our market are typically 12 months, which provides stability for you as an owner and for your residents. Depending on market conditions and your preferences, we can discuss alternative term lengths as well. -
How much security deposit do you charge the tenant?
Security deposit amounts are set in accordance with California law and current market conditions. The specific amount is determined based on factors such as the monthly rent and the overall application profile, and we ensure it is handled in full compliance with state requirements. -
How soon can you start managing my property?
Once we have the Property Management Agreement in place and your property is ready, we move quickly. Our onboarding process is designed to be straightforward so we can get your home protected and performing without unnecessary delays. -
