Accepting an Offer

We Put Our Clients First When Evaluating Each Offer.

The Price Is Not Always Right

The highest number on paper is not always the strongest offer on the table. Terms matter: the buyer's financing, contingencies, proposed closing timeline, and the likelihood of a smooth transaction all factor into the real value of any offer you receive. We help you evaluate each proposal with that full picture in mind, not just the headline figure.

Negotiating To Win

We approach negotiations with both professionalism and purpose. Our responsibility is to represent your interests clearly and fairly, while keeping the transaction moving and the buyer engaged. That balance is where deals get done on terms that actually work for you.

The Initial Agreement And Deposit

Once both parties reach an agreement, you will sign the Purchase Agreement and the buyer will place a deposit into an escrow account. The escrow or closing agent, typically a title company or attorney, serves as a neutral third party responsible for holding, receiving, and distributing all funds associated with the sale until the closing date.

State laws vary, but most Purchase Agreements require the buyer to place a consideration deposit into escrow pending the fulfillment of specific contingencies or conditions outlined in the agreement.

A few things to keep in mind as you move through this stage:

  • Keep written records of everything. Counter-offers, verbal agreements, and addendums should all be documented in writing and signed by both parties. We will help draft and maintain those records throughout the process.
  • Stay on schedule. Both parties will be working against a defined timeline for completing contingencies. Meeting those deadlines keeps the process on track, reduces stress, and ensures neither party is exposed to a breach of contract situation. We will keep you informed and prepared at every step.

Tips For Selling Your Home

Deep Clean icon

Give Your House a Deep Clean

First impressions are formed quickly and are hard to reverse. Before your property goes on the market, it should be clean from top to bottom: bathrooms scrubbed, surfaces wiped down, floors mopped, and rugs freshened. If the scope feels overwhelming, consider bringing in a professional cleaning service. The investment is small relative to what a strong first impression is worth.

Declutter The Home

When a space is clear, buyers can focus on the property itself rather than what is in it. A clean, organized home allows buyers to visualize how they would use the space, which is exactly where you want their attention. Removing excess belongings, clearing counters, and tidying storage areas makes a measurable difference in how your property is perceived.

Deferred maintenance sends the wrong signal. Buyers notice sticky doors, dripping faucets, and scuffed walls, and they factor those observations into their offers. Addressing repairs before listing removes that friction and communicates that your property has been responsibly maintained.
